Overview

What multi-trade services covers, and who it is for

What the service is

Property maintenance, repairs and small building works delivered as a package. We carry out the joinery and carpentry ourselves and bring in qualified tradespeople for plumbing, electrical and other specialist work, coordinating the lot so the job completes rather than stalls.

Who it is for

Homeowners with a list rather than a single job, landlords turning a property around between tenancies, letting agents and factors needing reliable maintenance, and small businesses keeping premises in order without a facilities team.

When it is needed

Before a property goes on the market or on the rental listing, after a tenant moves out, when a snag list has been growing for months, or when a repair turns out to need three trades and nobody wants to book all three.

Why professional help matters

The cost of multi-trade work is rarely in the individual tasks; it is in the gaps between them. Uncoordinated trades mean repeated visits, work undone by the next contractor, and days lost waiting for somebody who did not turn up. One contractor holding the sequence removes most of that waste and leaves one person answerable for the result.

What's included

  • General property maintenance
  • Repairs across the property
  • Small building works
  • Associated carpentry and joinery work
  • Coordination of other trades on your job

What it costs to leave it

What happens when this work is put off

Deferred maintenance compounds quietly. Each item you leave makes the next one more expensive, and on a let property it also carries consequences beyond the repair bill.

Small repairs become structural ones

A failed seal, a dripping joint or a rotten section of external timber will keep working on the fabric around it until the repair involves joists, plaster and decoration rather than a morning's work.

Void periods and lost rent

A property that is not ready costs more in empty weeks than the repairs would have cost. Uncoordinated trades are the usual reason a turnaround slips.

Nobody is accountable

When five contractors have each done part of the job, a defect at the interface between two of them belongs to neither, and you end up paying a sixth to sort it.

Repeat visits and repeat charges

Trades attending in the wrong order redo each other's work, a decorator before a joiner, or a tiler before a plumber, means paying twice for the same surface.

Common mistakes we are called in to correct

  • Booking trades in the order they were available rather than the order the work needs
  • Treating a damp or rot symptom without identifying the source
  • Letting a snag list accumulate until it becomes a full refurbishment
  • Using whoever is cheapest for each item and inheriting the coordination risk yourself
  • Skipping a written scope, so nobody agrees what 'finished' means

Our process

How the job runs from first call to guarantee

01

Your call and initial questions

You ring 07901 993084 or send the estimate form. We ask enough about the property, the scope and your timescale to know whether the job suits us and when we could realistically start. If it is not work we can do well, we say so at that point rather than after a wasted visit.

02

Free site visit and measure

We come out and measure the actual space. Site visits are arranged as quickly as the size and complexity of the job allow, and they cost nothing. Measuring on site is what makes a fixed price possible, walls are rarely square, and photographs hide the details that change a price.

03

Scoped list and a written price

Everything is listed out, item by item, with what we do ourselves and what a coordinated trade does. You get a fixed price where the scope is clear, or a day rate where the job is smaller, exploratory or ongoing, whichever is genuinely fairer for the work.

04

Sequenced works with one contact

We put the trades in the right order, book them, and hold the programme. You get progress from one person instead of chasing separate contractors, and the work is done in a sequence that does not require anything to be redone.

05

Handover, tidy-up and 12-month guarantee

We walk the finished work with you, deal with anything you are not happy with there and then, and clear the site. Our workmanship is covered by a 12-month guarantee on issues arising directly from our installation. Full warranty terms are confirmed as part of your quotation.

The benefits

What you actually get for the money

One call instead of five

We coordinate the qualified trades your job needs, so the diary, the sequence and the chasing are ours, not yours.

Fewer wasted visits

Correct order of works means no trade undoing another's finished work, which is where uncoordinated jobs leak money.

Clear, itemised pricing

A written scope so you can see what each item covers, priced as a fixed sum where scope is clear or a day rate where that suits better.

Same standard, home or premises

Domestic, rental and commercial work to the same finish level, a let property gets the detail an owner-occupied one gets.

Faster turnarounds

A property between tenancies is handled as one programme with a completion date, rather than as a list of separate bookings.

Guaranteed workmanship

12-month guarantee on issues arising from our own installation and workmanship, terms confirmed with the quotation.

In detail

Materials, methods and variations of multi-trade services

Multi-trade work varies enormously in scale, but it breaks down into a predictable set of categories, and the value is in how they are combined.

Materials we work with

Joinery and timber

Doors, frames, skirtings, flooring, studwork and external timber, our own trade, and usually the backbone of a maintenance list.

Boards and finishes

Plasterboard, moisture-resistant board and made-good surfaces prepared to a decoration-ready standard.

Fixings and ironmongery

Locks, hinges, handles and fittings replaced with specifications suited to the traffic the property actually gets.

Coordinated specialist materials

Where plumbing, electrical or other specialist materials are required, the qualified trade we bring in specifies and supplies them under our coordination.

Variations of this service

Planned property maintenance

A scheduled list of repairs and upgrades carried out in one visit sequence rather than piecemeal.

Void and end-of-tenancy turnarounds

Repairs, joinery, making good and coordination of other trades to a handover date.

Reactive repairs

Individual faults dealt with as they arise, priced by day rate where that is the fairer basis.

Small building works

Alterations and minor works where joinery is the lead trade and others are brought in around it.

Commercial premises maintenance

Repairs and refresh work programmed around trading hours.

Residential work

For homeowners this usually means clearing a list that has built up, in one coordinated visit sequence, with the house kept usable throughout and the site cleared daily.

Commercial work

For landlords, factors and business premises the driver is the date: a tenancy start, a reopening or an inspection. Work is programmed backwards from that date, with trades booked to hit it.
